Uus-Peetri residential cluster project in third phase

Triple Net Capital’s development project for Uus-Peetri residential cluster is keeping a profitable pace. Second building phase will be finalized in July 2018. Third phase of building process has started and will be finalized by October 2018.

Whole residential cluster houses 120 new apartments with total living space of 10 000 square metres. By the beginning of February 2018, 75% of the properties were sold. By the prognosis, sales of the rest of the apartments will be finalized by the end of 3rd quarter 2018. Uus-Peetri is located in favourable and in-demand neighbourhood of Estonian capital Tallinn.

Triple Net Capital develops a new residential cluster with 120 apartments in Peetri

Triple Net Capital (through its development vehicle Sinilille Kodu OÜ) has started a development of new residential cluster in a popular Peetri borough, the fastest growing and most in-demand suburb of Tallinn. Being 10-minute drive from the centre of Tallinn, Peetri has doubled its population in past five years and continues to show the fastest growth to date.

Triple Net Capital secured a land in Peetri borough for real estate project to develop a total of 10 000 m2 of apartment space. The building and sales of new living quarter were finished by fall 2018. Being just a 10 minute drive away from the centre of Tallinn, Peetri is an increasingly popular residential area for families.

Hilton Tallinn Park

Triple Net Capital advised Olympic Entertainment Group in a transaction in which OEG divested from a newly opened Hilton Tallinn Park hotel building. The buyer of the building was East Capital, OEG booked a net profit of ca 17 million euros in a 48 million transaction. This marks the largest deal in Estonian property sector in 2016 and the landmark Hilton hotel is the first in the Baltics with 202 rooms.

Triple Net Capital was the exclusive advisor for the transaction, responsible for structuring and sales process of the deal.

Tammsaare tee 118C

Tallinn, Estonia

Triple Net Capital´s subsidiary Faramir Invest acquired from Ergo Insurance SE office building situated at Tammsaare tee 118C, few minutes drive from the city center. Almost 2,000 m2 building is designed by architect Tõnis Tarbe and was built in 2007. In August 2017, after renovation, the building was rented to Estonian Defence Resources Agency. 

Triple Net Capital led the sales process and financing and remains the owner of the house.

Triple Net capital’s subsidiary Danfor OÜ and Eften Capital signed an agreement whereby Danfor OÜ acquired a landmark office building in Tartu. Located in the very heart of the city, the building is one of the most desirable office locations in Tartu and has prestigious anchor tenants, such as Danske Bank and Fortumo.

Triple Net Capital was responsible for the deal structuring and financing, it also continues to hold the investment in its own investment portfolio.

Has held various chairman and CEO positions, including Skano Group and Martinson Trigon Venture Partners, has held the audit team leader position in PricewaterhouseCoopers. Heiti has a finance degree from Stockholm School of Economics in Riga (SSE Riga).
